Whether you're refreshing a single bathroom or gutting three as part of a larger renovation, the same rule applies: the decisions that determine whether a bathroom lasts fifteen years or fails in five get made on paper, before a single tile is set.

Full gut vs. refresh, and where the quality actually lives.

Most bathroom projects fall into one of two categories. A refresh keeps the existing footprint, same plumbing locations, same window, same door swing, and replaces finishes: new tile, a new vanity, a re-glazed or replaced tub, updated lighting and ventilation. It's faster and less invasive because the walls don't come down to the studs.

A full gut takes the room to the studs and subfloor. That's where wet-wall moves happen: relocating a toilet flange, moving a shower drain, widening a doorway. It is also where the waterproofing membrane, not the tile on top of it, actually determines whether the room holds up. We build a proper shower pan and membrane system, slope the subfloor to the drain correctly, and rough in supply and drain lines to code before anything gets covered up. Tile selection matters for looks; substrate and slope determine whether that tile is still there, and dry behind the wall, in ten years.

Ventilation is the other detail that gets skipped on a refresh and shouldn't be: an exhaust fan sized and vented correctly for the room, out to the exterior rather than dumped into the attic, is what keeps moisture from finding its way into framing you can't see.

Ask a bathroom contractor what happens if a wet wall needs to move. In a design-bid-build setup, where an architect draws the plan and a separate contractor bids it blind, that decision often gets made in the field, mid-demo, because nobody priced the plumbing rough-in accurately enough to catch it before construction. How long a bathroom remodel actually takes.

A bathroom refresh, new finishes on an unchanged footprint, typically runs a few weeks once permits are in hand. A full gut with a moved wet wall, new waterproofing system, and full tile package typically stretches into a couple of months, mostly because tile setting, waterproofing cure time, and inspections between phases can't be rushed without risking the same problems described above.

The honest part: permitting timelines are the variable we control least. The City of Los Angeles and City of Pasadena both require plan check and inspections at rough-in and before cover-up, and neither department moves on our schedule. We build permit lead time into the plan at the design stage rather than promising a start date and hoping the counter cooperates, so the schedule we give you at consultation is one we can actually hold.
