La Crescenta, CA - Addition + Remodel

Addition & Remodel - Franklin Residence, La Crescenta

The Franklin residence grew in two directions at once: a rear kitchen expansion of roughly 137 square feet and a new front entry addition, tied together by a full interior reconfiguration. The structural changes were integrated into the existing roofline so the additions read as part of the original house, with exterior updates to match, cabinetry by Spazietto, countertops by Caesarstone.

Approach

Additions live or die at the seam, where new framing meets the old roofline and the exterior has to read as one house. Because the structural work, permitting, and finish package ran under one construction contract, the expansion and the entry addition were engineered into the existing structure rather than bolted onto it, and the interior reconfiguration landed on the same schedule.
