The $40K CalHFA ADU grant: where it stands

Short version: paused since December 2023, not accepting applications, no announced relaunch. Here's what it was, how to avoid the scams that grew around it, and what homeowners are doing instead.

The CalHFA ADU Grant Program is paused. The last round of funding was fully allocated on December 28, 2023, and CalHFA is not accepting new applications. No relaunch has been announced. The only authoritative source on this is CalHFA itself: calhfa.ca.gov.

What the grant was

When active, the program offered qualifying homeowners up to $40,000 toward the pre-development costs of an ADU: architectural design, permits, soils reports, impact fees, and similar professional services. It was a grant, not a loan; approved recipients whose projects moved forward generally did not repay it. It never paid for construction itself, but on a typical L.A. project it could cover most of the paperwork phase, which is real money before a shovel touches dirt.

Funds moved through CalHFA-approved lenders, and each funding round ran out quickly, which is why the program's status changes matter more than its brochure.

The scam warning, in plain terms

Because the grant was popular and its status confusing, a cottage industry of "we can still get you the $40K" pitches grew around it. CalHFA's own guidance: anyone claiming they can secure the grant while the program is closed may be attempting a financial scam. Two rules keep you safe. Verify status only at calhfa.ca.gov or with a CalHFA-approved lender. And treat any contractor who uses the grant as a closing tool with suspicion; builders were never the channel for these funds, ours included.

What to do instead in 2026

  • Use home equity. HELOCs, home-equity loans, and cash-out refinances fund most L.A. ADU builds today. Our ADU financing guide compares them.
  • Start with the cheapest structure you already own. A garage conversion typically runs $120K to $220K in the current L.A. market versus $240K to $400K+ for a detached new build; the pre-development costs the grant used to cover are smaller too.   • Watch for the relaunch the right way. If the state funds another round, CalHFA and its approved lenders will announce it. Applications historically moved fast, so having plans and a scoped budget ready is the real advantage.

No. CalHFA allocated the most recent round of ADU grant funding on December 28, 2023, and the program is not accepting new applications. No relaunch date has been announced. Check calhfa.ca.gov for the official status before believing any other claim.

Can a contractor or consultant get me the grant anyway?

No, and that claim is a red flag. CalHFA itself warns that anyone claiming they can still secure the grant may be attempting a scam. When the program was active, funds flowed through CalHFA-approved lenders, never through contractors.

What did the grant cover when it was active?
