The build story
The home that stood on this Las Flores Drive lot was lost to the Eaton Fire. When the family decided to rebuild, the plan grew: not just the home they had, but a two-story custom home with a new garage and an ADU above it — second-floor living that adds space the original property never had.
We sequenced the build ADU-first. The ADU's floor sheathing went down on day one, and its structure was finished while the main home's first floor was still being framed — so the smaller building leads the way and the family gets usable space back sooner.
The pace is documented photo by photo below: floor sheathing on day 1, wall framing by day 12, the second-story volume sheathed by day 16. Since then the concrete tile roof has gone on, the arched windows and great-room window wall are in, and the crew has set the multi-panel sliding door. Drive past and you'll see the PMK sign out front.
